Caterpillar Facility
Carter Machinery Company, an authorized dealer for Caterpillar heavy equipment, commissioned the design of a new full-service facility in James City County, Virginia. Completed in 2008, the project consisted of new construction to support equipment sales, rentals, maintenance and servicing operations, parts storage, and personnel training. The primary facility is a single-story, 41,871-square-foot building housing sales and rental showrooms, service and training offices, vehicle maintenance superbays, and parts storage areas.

Mechanical systems were designed to accommodate the diverse operational needs of the facility. The sales, rental, showroom, and service/training office areas are served by a 30-ton DX packaged VAV rooftop unit with series fan-powered VAV boxes and electric reheat. The parts storage and superbays are heat-only spaces, conditioned by gas-fired unit heaters, with supplemental infrared gas heaters installed along the perimeter roll-up doors in the superbay areas. Ventilation is provided through a combination of wall-mounted exhaust fans and roof-mounted penthouse louvers to maintain proper indoor air quality.
A separate ancillary building was designed to house equipment used for washing and steam cleaning operations. Site development included two self-contained oil/water separator systems and utility infrastructure to support sewer, domestic water, natural gas, electrical power, communications, and fire protection systems.
Site lighting design was also included as part of the project scope.
Plumbing design services included domestic water and sanitary sewer sizing and layout for locker rooms, restrooms, lunchroom sinks, and mop basins, in accordance with applicable building codes. Eyewash stations were provided at the superbays to support safety requirements for maintenance operations.
Fire protection design incorporated a one-hour fire separation wall between building areas, as required by James City County. A wet-pipe sprinkler system was provided throughout the building, including the main facility, battery and lube storage areas, and loading dock.
Electrical design services included power distribution for mechanical systems, exterior power pack lighting, 1,000-watt metal halide fixtures within the superbays, and lay-in lighting fixtures for lunchroom and locker room spaces.
