Golf Club Expansion
Bayville Golf Club, originally designed by renowned golf course architect Tom Fazio and later redesigned by Andrew Green, occupies 268 acres of former dairy farmland and now operates as a private, 300-member golf club. In 2020, the club’s ownership engaged Chapman, Coyle, Chapman and Vansant & Gusler, Inc to design a 2,340-square-foot addition to the clubhouse to support expanded food and beverage operations. The project included a new indoor tavern, outdoor tavern, private dining spaces, and a full-service kitchen, along with a 1,680-square-foot first-floor renovation and a 1,058-square-foot second-floor renovation to integrate the new amenities with existing club facilities.

Vansant & Gusler provided mechanical, electrical, and plumbing engineering services for the project, supporting both the new construction and renovation components. The building was classified under Use Groups R-1, A-2, and A-3 and designed as Type IB construction. Mechanical design services included the design of a packaged VAV rooftop unit serving the new atrium addition, as well as split-system heat pumps serving the renovated lobby and associated spaces. Emergency lighting systems were designed for all required means of egress, including automatic operation upon loss of normal power.
Lighting, mechanical systems certification, and building envelope performance calculations were developed in compliance with the International Energy Conservation Code (IECC) 2009 and Chapter 13 of the Virginia Uniform Statewide Building Code.
Plumbing design services included the design of a roof drainage system serving approximately 1,100 square feet of roof area, along with complete storm, sanitary, and domestic water distribution systems throughout the building. All plumbing systems were tested, inspected, and approved in accordance with Section 107 of the International Plumbing Code.
This project reflects Vansant & Gusler’s broader experience supporting hospitality and club facilities through both new construction and renovation projects. Similar work has included mechanical and electrical system design for restaurants, cocktail lounges, meeting rooms, lobbies, administrative areas, and specialty spaces, with system selections tailored to architectural intent, operational needs, and code requirements.
