Commercial Projects
Although our work experience traditionally centers on the Hospital, University, and Military Markets, we have completed a multitude of commercial projects in the Hampton Roads Area. Both as a consultant and as prime design agent, Vansant & Gusler, Inc. has participated on multiple projects for commercial clients. These projects have involved both new construction and renovations, and have included a variety of mechanical and electrical design considerations to accommodate local architectural concepts, design conditions, and system preferences. Many of the hotel projects have included the design of a pool dehumidification system for the hotel’s indoor swimming pools, and design services for restaurants, cocktail lounges, meeting rooms, laundries, lobbies, retail and administrative areas We prepare contract drawings in both AutoCAD and Revit formats.

TRU Hotel at Lake Wright
The first Tru by Hilton hotel in the region sits alongside Lake Wright Norfolk. The 4-story, 98 room concept hotel promises colorful lobbies, foosball and games, free wi-fi & printing and complimentary breakfast. Rooms are smaller than typical but include nooks, crannies and under-bed luggage space. V&G provided plumbing, mechanical and electrical design services/support for the project.
Arizona RV Park
V&G provided HVAC, plumbing and electrical design services for a one-story bath house that is 2,646 sqft, a recreation building approx. 5,000 sqft, and one office building approx. 2,400 sqft. Electrical and plumbing hook-ups for RV parking, parking lot lighting, Data, telephone and security systems design was not included but these systems were shown on the drawings as an “empty conduit” design.
Norfolk Southern Tower Conference Room
V&G has been involved with multiple projects in the Norfolk Southern Tower building over the years. Project design services included lobby renovations, improvements to the existing building central cooling plant, replacement of one of two chillers, replacement of the cooling tower, and replacement of associated pumps, other equipment and controls.
Best Western Ocean View Lobby
Partnered with Covington Hendrix Anderson Architects, we provided complete plumbing, mechanical and lighting design services for renovation of an existing 3,600 sqft lobby and adjoining new lobby, seating area, data room, office, restrooms, dining/meeting room and prep kitchen including electrical service modifications, panelboards, wiring, conduit, new HVAC equipment.
Konikoff Dental, Various
Konikoff Dental Associates, Inc. Founded in 1979 and headquartered in Virginia Beach, Virginia, is a leading regional dental provider with 12 dental offices across South Hampton Roads. Vansant & Gusler provided plumbing, mechanical and electrical design services on the new construction of several of these locations. Systems including split system heat pumps and air & vacuum piping.
East Side Pizza
East Side Pizza wanted to establish a location in an available lease space at a shopping center in Portsmouth, Virginia. Vansant & Gusler was contracted for plumbing, mechanical and electrical design services for the systems to retrofit the space. Coordination included designing a fire suppression system compatible and connected to the one in the existing shopping center.
Comfort Inn & Suites Oceanfront, Virginia Beach
The Comfort Inn & Suites Virginia Beach Oceanfront is a 10-story, 83 room hotel in the middle of the Boardwalk in Virginia Beach, Virginia. This project consisted of the design and installation of a new 300 KW diesel generator and automatic transfer switch to serve the fire pump and other loads in the existing facility such as the indoor heated pool.
North Landing RV Park
Client Ionic Dezign Studios contracted us to provide complete HVAC, plumbing and electrical design services for (5) 1-story bath houses approx .4,686 total sqft, a recreation building 3,200 sqft, and an arcade/activities building 2,000sqft. Data, phone and security systems, not included, were shown as an “empty conduit” on design. Fire protection sprinkler design was by performance specification.
